Fixed vs variable rate mortgages, the difference in average taeg widens

In the first quarter of 2021 the average amount requested for a mortgage in Italy increased by 2.5% compared to the same period of 2020. According to the findings of the Facile.it – ​​Mutui.it observatory, the average amount is equal to 137,479 euros . According to the analysis of the two comparators, the range that separates fixed (increasing) from variable (substantially stable) rates increases. For a loan of 126,000 euros to be repaid in 25 years, in April 2021 the average Taeg recorded online was equal to 1.37% for fixed – i.e. 10.5% more than in February 2021 when it was equal to ‘1.24% – while it is 1.03% for the variable (it was 1% in February 2021); despite this, 9 out of 10 would-be borrowers prefer the fixed rate.

In the first quarter of 2021 the percentage weight of the subrogation on the total mortgages decreases again: it goes from 37% last year to 22%.
