Hunan Province Launches Real Estate Cloud Mortgage Services

The Hunan Provincial Housing Provident Fund Management Center has officially launched real estate cloud mortgage registration and cancellation services. This initiative aims to standardize the process and improve efficiency in real estate registration within the region.

The cloud mortgage registration service covers properties in the administrative areas of Changsha City, Wangcheng District, Changsha County, and Liuyang City. Similarly, the cloud mortgage cancellation service includes properties in Changsha City and Liuyang City. For properties not covered by these services, individuals will still need to visit the local real estate registration center for processing.

Applicants for the cloud mortgage registration service must complete a loan contract interview, while those seeking cloud mortgage cancellation can do so through the “Xiangzhi Provident Fund” WeChat official account after loan settlement. Original ID cards are required for application, and for properties shared by multiple individuals, all owners must be present with relevant rights certificates during mortgage cancellation.

Despite recent changes in provident fund policies, the maximum loan limit for “business-to-public” loans remains the same, as confirmed by the Hunan Provincial Housing Provident Fund Center. The center clarified that the increase in the loan limit applies only to newly built commercial housing purchases with specific criteria.

Additionally, employees and their spouses can apply to withdraw housing provident funds if they repay loans using personal funds. The withdrawal amount is calculated based on accumulated housing provident fund contributions and loan repayments. Moreover, individuals facing critical illnesses may also withdraw funds for medical expenses, but the withdrawal amount is capped and subject to specific conditions.
