Now for Riva degli Etruschi the time has come to make the leap in quality, an upgrade that does not want to distort the village surrounded by nature and overlooking the beach, consisting of 252 brick villas for rent, 34 residences and 87 guest rooms. hotels, restaurants and sports facilities, but wants to align it with the needs of modern tourists. In fact, a deep restyling in the model and light in the impact, which looks to design and functionality. This will first of all mean changing the distribution of spaces, creating larger and brighter rooms-suites and reducing the living space of the villas. And it will mean widening the health centre, which will occupy three thousand covered and two thousand uncovered square meters. Cars will be banned from the entire village. The total number of beds will drop from the current two thousand to 1,400.

The masterplan, signed by the New York studio of architect Hani Rashid, includes a sports center to be built in the 30 new hectares that the property – the Florentine Lisi family – has recently acquired and in which it has already created, in collaboration with Slow Food and the University of Gastronomic Sciences of Pollenzo, a vegetable garden which feeds the restaurants in the village. Also in the 30 new hectares will be planted vineyards and medicinal herbs. The icing on the cake will then be the re-design of the green by one of the great Italian landscape architects, the architect Paolo Pejrone who – after having created parks and gardens for the Agnelli, Aga Khan, Valentino, De Benedetti, princes and rulers – now devotes himself only to projects he is fond of. The materials of the new Riva degli Etruschi will be wood, iron and stone.

The Lisi family is looking for a minority partner

The planned investment is 60 million euros and also includes the construction of nine villas, functional to the new concept of spaces. Now the authorization process is about to start, with the prospect of a duration of the works of at least three to five years. In the meantime, the Lisi family, owner and manager of the village, looks to the market: “We are looking for a minority financial partner – explains Iacopo Lisi – who can accompany the Riva degli Etruschi upgrading process”. The door is open to an investment fund or even to a family: «We need ‘patient’ capital – concludes Lisi – with which to carry out structured finance operations. The village has great potential, so much so that we expect to go from a turnover of 14 million to 40-50 million with an EBITDA of 35% when fully operational ». The future will no longer be seasonal, but the opening all year round to spend the winter by the sea.
