New home market: user confidence index rose month-on-month

The report shows that in December, the average online price of new houses in 65 cities was 17,608 yuan/㎡, a slight increase of 0.53% from the previous month, and the average online price of new houses in 34 of the 65 major cities in the country rose slightly from the previous month. In the first-tier cities, the average online price of a new house in Shenzhen is 58632 yuan/㎡, the average online price of a new house in Shanghai is 53,299 yuan/㎡, the average online price of a new house in Beijing is 46818 yuan/㎡, and the average online price of a new house in Guangzhou is 33043 yuan/㎡. ㎡. Overall, the home buyers confidence index rebounded at the end of the year. Second-hand housing market: the number of new listings rose month-on-month

The report shows that in December, the average listed price of second-hand houses in 65 major cities across the country was 16,829 yuan/㎡, a slight drop of 0.06% from the previous month. The average listed prices of second-hand houses in Beijing, Shenzhen and Shanghai were 58,740 yuan/㎡, 57313 yuan/㎡, and 54427 yuan/㎡ respectively. At present, the implementation of the urban policy regulation of the second-hand housing reference price system has achieved remarkable results. The average listed prices of second-hand housing in the seven cities of Ningbo, Chengdu, Sanya, Xi’an, Wenzhou, Hefei and Beijing have fallen from the previous month.

In terms of market supply, the number of new listings nationwide in December increased by 1.9% month-on-month. The sectors that buyers pay more attention to are: Beijing Miyun, Changyang, Liangxiang, Beiqijia and Changping County; Shanghai Pujiang Town, Nanqiao, Zhoupu, Jiuting and Lujiazui; Guangzhou New District, Xintang, Science City, Hua Duxi and Jinshazhou; Shenzhen Longgang Central City, Overseas Chinese Town, Minzhi, Universiade and Houhai.

Regarding the expectations of brokers on the second-hand housing market, the report shows that in December 2021, the broker confidence index was 93.9, an increase of 12.3% from the previous month; 37.6% of brokers believed that the demand for second-hand housing market purchases in 2021 was higher than in 2020.
