The profound transformation of the work that the real estate market is also going through has asked those who work in the sector for new skills and has led to the birth of new profiles, which are also the subject of discussion in the negotiations between Fiaip – Italian Federation of Real Estate Agents – and Filcams Cgil, Fisascat Cisl and Uiltucs for the renewal of the national collective bargaining agreement for 120,000 professional real estate agents, agents for consideration and credit brokers employed by 40,000 Italian real estate agencies. The renewal agreement reached by the parties will in fact bring, among the various innovations, a new classification for workers in the sector.
Increase of 80 euros
The renewal will be valid until the end of 2023 and for the economic part it will lead to an increase of 80 euros, when fully operational, for the IV level, divided into 4 tranches. In addition, there is also a one-off payment of 200 euros in two installments, in July and September 2021. The contract also established the possibility of opting for the monthly payment of the fourteenth which is normally paid in December.

The assumptions
Among the numerous innovations, it should be noted that on an experimental basis, agencies with up to 15 employees will be able to hire workers who already have the qualification of real estate agents or who have obtained the title through professional apprenticeship.
Commissions
The renewal of the contract, in addition to establishing the contractual arrangements relating to subordinate work, also defined the economic treatment applied to subordinate figures, with remuneration in part fixed (equal to 90% of the pay tables referring to the 2nd and 3rd level), and partly with commissions, not less than 10% on brokerage deals proposed by the agent and successful. This minimum threshold can be increased with the agreement between the agency and the agent. Furthermore, even if the sales targets are not achieved, workers are entitled to a guarantee commission equal to 2% of the annual salary, for 12 months.
The welfare
The new real estate contract also defined an improvement in welfare and solidarity. In fact, solidarity holidays and parental leave by the hour have been introduced, with rules that improve with respect to the provisions of the law. Regarding contractual welfare, for supplementary healthcare, the parties have undertaken to define, within this year, the adhesion to a form of healthcare that already exists in other similar sectors.
A joint declaration was also included in the new contract committing the parties to take action to combat harassment and sexual violence.
