The rise in sales prices of commercial residential buildings fell in July

In July 2021, the sales prices of commercial residential buildings in 70 large and medium-sized cities have experienced a decline in the month-on-month and year-on-year growth rates.
1. The sales price of newly-built commercial housing and second-hand housing in various tier cities has fallen or declined month-on-month
According to estimates, in July, the sales price of newly-built commercial residential buildings in first-tier cities rose by 0.4% month-on-month, and the rate of increase was 0.3% lower than the previous month. Among them, Beijing, Shanghai and Guangzhou rose by 0.8%, 0.4%, and 0.2% respectively from the previous month, and the increase was 0.1, 0.1, and 0.8 percentage points lower than the previous month; Shenzhen rose 0.5%, the same increase as the previous month. The sales price of second-hand housing in first-tier cities increased by 0.4% month-on-month, a decrease of 0.3 percentage points from the previous month. Among them, Beijing and Shanghai both rose 0.7% month-on-month, 0.6 and 0.3 percentage points lower than the previous month respectively; Guangzhou rose 0.6%, the same rate as last month; Shenzhen fell 0.4%. The sales prices of new commercial housing and second-hand housing in second-tier cities rose by 0.4% and 0.2% from the previous month, respectively, and the increase was 0.1 and 0.2 percentage points lower than the previous month. The sales price of newly built commercial housing in third-tier cities rose by 0.2% month-on-month, and the increase was 0.1 percentage point lower than the previous month; the sales price of second-hand housing changed from a month-on-month increase to a decrease of 0.1%.
2. The sales prices of newly-built commercial housing and second-hand housing in all tiers of cities have dropped year-on-year or the same as last month.
According to estimates, in July, the sales prices of newly-built commercial housing and second-hand housing in first-tier cities rose by 6.0% and 10.0% year-on-year, respectively, and the increase was 0.1 and 0.5 percentage points lower than the previous month. The sales price of newly built commercial housing in second-tier cities rose by 4.7% year-on-year, which was 0.1 percentage point lower than the previous month; the sales price of second-hand housing rose by 3.5% year-on-year, the same rate as the previous month. The sales prices of newly-built commercial housing and second-hand housing in third-tier cities rose by 3.3% and 2.3% year-on-year, respectively, and the increase was 0.4 and 0.3 percentage points lower than the previous month.
