Anas is auctioning off one hundred roadman’s houses

For a hundred roadside houses scattered throughout the country, a new life begins. The starting point is the announcement published in the Official Gazette with which Anas carries out the plan for the enhancement and reuse of real estate assets. The historic houses in the “Pompeian red” color, for years the home of the roadmen and symbol of the Anas throughout the national territory (altogether there are 1280) will have a new use based on sustainability.

Specifically, it is planned to carry out, “taking into account the proposals and the location, quality accommodation activities and complementary functions such as catering, bars or refreshment points, information and educational centers, charging stations for electric vehicles”. «This operation is part of the redevelopment, accessibility and use of the properties owned by Anas – says the managing director Massimo Simonini -. Through the recovery of these buildings of significant iconic value, we want to promote a sustainable development model in environmental and socio-economic terms for the territories where they are located, revitalizing the local economy and its industrial microsystems, encouraging widespread quality tourism, as well as offer road users as many services as possible, in line with community standards, to support mobility and traffic, including sustainable ones “.

The interventions of transformation of the buildings must, however, preserve the original artifacts, as well as the Pompeian red color and the plate with the indication of the State Road and the kilometric and the Anas identification emblem. “Ultimately – adds the CEO – by restoring a new dimension to this architectural heritage which for a century has witnessed the history and evolution of our country”. The initiative was particularly successful, and recorded more than a hundred proposals considered of “significant value”, due to the completeness and quality of the projects.

To submit the requests: companies (41 percent), private individuals (31 percent), bodies, public administrations and civil protection (15 percent), then associations and cooperatives (8 percent) and agricultural companies (5 percent) percent). The roadman’s houses that will be granted in concession are distributed in 16 regions. It starts from Sardinia with 30 buildings, and continues with Lombardy, where there will be 12 roadside houses granted in concession and in Abruzzo 10. In Tuscany and Lazio the red houses given in concession will be 7, while in Puglia, Emilia Romagna, Calabria and Piedmont will be 5. Those that can be taken under concession in Valle d’Aosta and Sicily are 3, in the Marche, Campania and Veneto 2. A roadman’s house per region will be granted in concession in Liguria and Umbria

The auction base

The auction base for each house is determined by several factors. In particular, as clarified by Anas, «from the estimate of the concession fee, determined by the real estate price of the Revenue Agency (OMI values) in relation to the square meters and the location of the single building. The value obtained from these two variables must be multiplied by the years of duration of the concession, from which the amount of the renovation works must be deducted for a maximum limit determined by Anas equal to 100% ”. To participate, it is necessary to send digital offers, accompanied by the required documentation, using the ANAS Purchasing Portal (https://acquisti.stradeanas.it), under penalty of exclusion, by 12.00 on 15 June 2021.
