Dauenhauer explains what interested parties should definitely pay attention to when it comes to Mallorca real estate, such as humidity and a lack of heating. At the same time, she gives tips on where comparatively cheap properties can still be found.
A house under palm trees – an absolute dream for many. Katharina Dauenhauer works as a financial coach and lives in Mallorca and Berlin. “I explain to my clients that they should ideally build wealth through different asset classes. I don’t know any rich person who has all their money in ETFs or stocks or real estate,” says the 48-year-old.
That’s why she also advises her customers on how they can buy a property on Mallorca, for example – because many people don’t have foreign real estate on their radar. Business Insider spoke to Dauenhauer and asked what needs to be taken into account.
Why a property abroad can be worthwhile
“I encourage people to think about it,” says Dauenhauer. The market in Mallorca is different than in Germany. “You can use the property yourself, rent it out long-term or make it available for holiday rental.” What interested parties should definitely know: In Mallorca you need a so-called ETV license in order to be able to rent out a holiday property. As the owner, you register the property with the authorities as a tourist property. “That’s because there is a housing shortage here. Properties that already have such a license are usually more valuable,” says Dauenhauer.
