Major Urban Regeneration Project in Modena Nears Completion: Gym, Car Park, and Theaters to Open Soon

Modena’s Parco della Creatività area is nearing completion, with the final touches being added to the new gym under construction. The gym is expected to be completed in September and will be ready for use in the upcoming school year. Meanwhile, the basement car park is almost finished, with only equipment and tests remaining. The square adjacent to the gym will soon be the construction site for the second phase of the redevelopment works of the former Enel.

The Teatro delle Passioni, the future seat of the Emilia-Romagna Teatro Ert / Teatro Nazionale, overlooks the square. The first phase of the building’s recovery has already been completed, and theatrical programming will commence in October.

Furthermore, the former Filovia is also undergoing renovation works. A Coop brand supermarket is set to open at the end of 2024 in the renovated building. Additionally, plans are underway to enhance the summer cinema area, with construction expected to begin after the current film season ends.

The public-private urban regeneration project of the former Amcm sector, commissioned by the temporary grouping of companies and designed by Politecnica Ingegneria e Architettura, is progressing well. This project aims to completely redevelop and make the area fully functional, with a total investment of over 7.7 million euros. The private sector will contribute 2 million euros, while the remaining costs will be covered through urbanization works.

Private interventions are also underway. The former Filovia is being transformed into a neighborhood supermarket, offices, and event spaces. Construction has begun on three buildings in the residential area of via Peretti, with completion expected in 2025. Additionally, a residential building in via Buon Pastore and the Sigonio building will be renovated and made seismic-proof.

The large elevated pedestrian and cycle path, which is a prominent feature of the Creativity Park, has been completed, and functional testing is currently underway. The public space includes seating areas, green spaces, trees, and lifts. However, the construction site of the former Enel is currently occupying the space designated for the Piazza dei Binari.

The basement car park is also undergoing testing, and once completed, Modena Parcheggi will manage the parking. The parking rates will be the same as the city center car park for the 248 parking spaces in the basement and will have a lower rate for the 105 parking spaces at ground level. The agreement for the park’s management will be approved in the coming days.

With the completion of the gymnasium approaching, the tender for the management of non-scholastic activities will be announced in September. Additionally, in August, work will begin on a 300 square meter infrastructure wall designed by artist Andrea Chiesi. The wall will pay homage to the area’s industrial history and will be completed in conjunction with the gymnasium’s inauguration.

The gymnasium is undergoing finishing and furnishing works to meet the requirements of the Italian National Olympic Committee (Coni). It is expected to serve local schools, particularly the Sigonio School, and also host training sessions and competitive events for various sports disciplines. The infrastructure includes a raised grandstand with 92 seats, disabled spaces, and propedeutic furnishings for sports activities.

Overall, the progress of the Parco della Creatività area’s urban regeneration project is significant, with both public and private interventions creating an important and fully usable space for the people of Modena.
