Recently, thousands of subscribers are flocking to complexes with an exclusive area of 84 m2 in major areas of the metropolitan area, such as Suwon and Songdo, where the sale price is close to 1 billion won. It is interpreted that subscription fever is rising mainly in popular areas due to the steep rise in sales prices.
According to the Korea Real Estate Agency’s subscription website on the 29th, ‘Yeongtong Xi Central Park’, which was supplied to Suwon in February this year, attracted 4,442 people to recruit 368 households, recording an average subscription competition rate of 13 to 1. The sale price of 84㎡ exclusively for this complex was around 1 billion won, which was evaluated as expensive compared to the market price, but 580 households were sold out within two weeks of signing the contract.
‘Sosa Station Lotte Castle The Newel’, which was supplied to Bucheon at the end of last year, was also recently sold out. There was some criticism that the sale price was high as the exclusive 84㎡ unit was sold for around 800 million won, but 693 households for general sale were successfully sold out within four months of the sale.
A real estate industry expert said, “Nowadays, it is difficult to evaluate whether the sale price is high or low based on the market price. Since new sale prices are expected to continue to rise in any region, applicants are steadily flocking to areas with reasonable sales prices and excellent locations.” He said.
Complexes with affordable prices in popular areas are receiving greater response. Songdo Xi Punggyeongchae Grenoble, which was supplied to Songdo, Incheon this month, attracted close to 5,000 subscribers as a result of first and second priority subscriptions. For the exclusive 84㎡ T (complex 1) type, 197 people applied for 6 households, showing the highest competition rate of 32 to 1.
As enthusiasm soars locally throughout the sales market, interest in the sales volume in major regions where subscribers have flocked this year is also increasing. Representative cities include Songdo, Incheon, Suwon, and Yongin.
First, in Songdo International City, Incheon, ‘Songdo Xi Punggyeongchae Grenoble’, built by GS Engineering & Construction and Jeil Construction, is on sale. This project is to integrate and develop five complexes located in Songdo District 11, with a total of 3,270 households (2,728 apartments and 542 officetels).
In Suwon-si, Gyeonggi-do, ‘Buksuwon Imok District Dietre the Riche’, built by Daebang Construction, is planning to sell. It will be built in two blocks in the Imok district with 2,512 households (1,744 households in A3 block and 768 households in A4 block). In addition, Daewoo Engineering & Construction is preparing to supply ‘Yongin Prugio One Cluster Complex 1’ with 1,681 households in Block A1, Eunhwasam District, Namdong, Cheoin-gu, Yongin-si.
