Rentals to university students, the market restarts but rents are falling

The university rental market is gradually returning to normal thanks to green passes and higher expectations on the possibility of attending classes in person, but with falling room costs in large centers. SoloAffitti, the real estate group specializing in the management and protection of real estate income with over 300 points in Italy, found that the prices of double rooms are decreasing (-4%), also because less and less requested, and those of the single ones substantially stable ( + 1%). “The introduction of the Covid-19 green certification obligation, recently established by the government for participation in face-to-face lessons – specifies Isabella Tulipano, SoloAffitti Brand Manager – could accelerate the recovery of the student rental market, to starting from September ».

However, to be able to return to 2019 levels, it will still take time: SoloAffitti has found through its network that the number of transactions related to university rents still remains enough (36%) or far below (41%) of the pre-pandemic levels, even if there is a moderate increase in requests compared to the 2020 season. In Milan the costs of single rooms have decreased this year on average by 15% (almost 100 euros). Similar situation in the capital (-15%) where 64 euros less are spent. Cagliari is the city with the greatest percentage drop of singles (-17% equal to 40 euros) recorded in Italy.

Lower prices, albeit with single-digit percentages, for Bologna (-9% equal to 33 euros), Turin (-6%, 17 euros less) and Florence (-5%, 19 euros). Among the larger university cities, the prices of single rooms are on the rise in Genoa which records the highest increase (+ 20%, i.e. an average of 50 euros more), Bari (+ 14%, equal to 30 euros) Naples (+ 4%) and Padua (+ 4%).
