On February 28, the Beijing Municipal Commission of Planning and Development and the Beijing Municipal Development and Reform Commission issued the “Beijing 2022 Construction Land Supply Plan” (hereinafter referred to as the “Plan”).

According to the “Plan”, the total planned supply of construction land in the city in 2022 is 3,710 hectares. Among them, 500 hectares of industrial land (120 hectares of research and development land, 230 hectares of industrial land, 30 hectares of storage land, and 120 hectares of commercial land), 1,060 hectares of residential land (760 hectares of property-based residential land, and 300 hectares of leased residential land), public management 650 hectares of land for public services, 1,450 hectares of land for transportation, 30 hectares of land for water and water conservancy facilities, and 20 hectares of special land.

According to the “Planning”, the land supply scale of the central urban area (including the core area) accounts for about 23% of the total land supply of the city, the land supply scale of the plain new city area (including the urban sub-center) accounts for about 62% of the total land supply of the city, and the land supply of the ecological conservation area The supply scale accounts for about 15% of the city’s total land supply.

The “Plan” mentioned that the long-term mechanism of real estate should be improved to promote the stable and healthy development of the real estate market. Adhere to the positioning of “housing and not speculating”, insist on both renting and purchasing, strengthen the two-way adjustment of supply and demand, and focus on stabilizing land prices, housing prices, and expectations. Continue to increase the inclination to rental housing, separate the rental housing land use plan, and focus on 6 methods such as new construction, reconstruction, public rental housing for talents, market housing, and scattered housing resources, giving full play to the role of the market mechanism and actively guiding multiple entities. .
