Håvard Nordtveit, Football | Former football pro must pay millions in fees for luxury apartment

In November 2022, the former footballer bought the apartment on Tjuvholmen for NOK 76 million. Just over a month later, he put it up for sale for 90 million.

Since then, Nordtveit has tried to sell the 305 square meter apartment, but so far without success. according to E24 the flat was bought using a blank deed, which is common when you are going to “flip” to make money from a resale.

The purpose of a blank deed is to avoid document fees to the municipality. This fee is 2.5 per cent of the sales price. As the apartment has not yet been sold, Nordtveit has now shelled out NOK 1.9 million for the tax.

– We have realized that we pay the document fee, so we will take it at the pace we want. Now the market is coming back, so then we might as well wait until it’s up and nodding again, says Dag-Rune Kristiansen, estate agent and general manager in Belèven, to E24.

When buying on a blank deed, the seller signs the deed and leaves it to the buyer to fill in the rest when the buyer has decided who the permanent buyer will be.

Active in the housing market

Nordtveit and his wife have been very active in one of Oslo’s most expensive residential areas. The couple previously sold an apartment at Dyna Brygge for 28.5 million after paying 23 million.

Nettavisen has previously mentioned that Nordtveit put a luxury apartment up for sale on Tjuvholmen after owning it for a year. He bought the apartment for NOK 36.5 million, and wanted as much as NOK 50 million for it.

Last year, this apartment was sold for NOK 48 million. Thus, Nordtveit earned NOK 11.5 million from the “flip”.

The apartment on Tjuvholmen, which initially had a suggested price of NOK 90 million, was later relisted at NOK 85 million. In front of E24, the estate agent tells that it is now rented out until August, but that it will be let out again for 85 million.

Meaningful career

The defender started his career in Haugesund, before being brought to Arsenal in 2007. The 32-year-old then spent time on loan in both Salamanca (Spain), Lillestrøm and German Nürnberg, before being sold to Borussia Monchengladbach in 2011.

The veteran made over 150 appearances in Germany before being brought in by West Ham in 2016, before disappearing back to Germany and Hoffenheim the following year.

In 2019, he was loaned to Fulham, but the veteran’s career has been marked by several injuries. He had to go under the knife earlier this year when he suffered a torn tendon in his thigh during his last game for Hoffenheim in April.

According to the Norwegian Football Association’s website, Nordtveit played a match for Skjold in 2023.
