Belluno, stop building on expansion lots. One month to apply for an annual extension

Implementation urban plans, five years from the regional law there is the first deadline. In order not to lose the right you have to pay

BELLUNO. On 25 June, the possibility of building properties in the expansion areas of the municipal master plan subject to the urban implementation plan will expire. It means that building land will lose this qualification. Regional law 14 of 2017 provides for this, which set a five-year deadline to prepare a Pua and implement it in the expansion areas. If the owners of the land have not yet done so, in less than a month they will see their land become no longer buildable.

THE EXTENSION

“But it is possible to maintain the buildability by submitting an application to the Municipality,” explains the city planning councilor of the Municipality of Belluno, Franco Frison. Palazzo Rosso has in fact published a notice to inform all citizens and any interested companies: the request for an extension must be submitted no later than 24 June. The application must be submitted on plain paper, it must contain the personal data (name, surname, address, etc.) of the applicant and the cadastral indication of the areas concerned.

“This measure is regional, so it affects all the municipalities of the Veneto,” continues the commissioner Frison. “Anyone who has a building land included in an expansion area by the Town Plan, and who is subject to an implementation urban plan, must submit an application to their Municipality to maintain the possibility of building for another five years”.

COSTS

An onerous extension for the citizen, because the law provides for the payment of a contribution of 1 percent of the value of the areas considered for the purposes of applying the Imu. “The payment must be made every year, by December 31st, under penalty of forfeiture of the extension,” reports Frison. The resources will be allocated to interventions for sustainable urban regeneration and demolition. The omitted or partial payment within the terms of the law will result in the immediate forfeiture of the extension.

Frison’s appeal is therefore to move in time, in case you want to keep the possibility of building on your own land: “From 25 June, if the request for an extension does not arrive, it will no longer be possible to prepare an urban plan for the areas affected by this regulatory provision “.
